While banks often have complicated requirements, it is essential to use someone with the knowledge in this industry to get your new loan registered to your name. You will then be forced to use their originator; otherwise you can not get a bond. Beware of this, as this is conditional selling and it is illegal. You should be free to use your own mortgage originator!
